Remodeling market remains positive in second quarter

In the second quarter of 2026, the National Association of Home Builders Remodeling Market Index (RMI) posted a reading of 61, down one point compared to the previous quarter. Even with this slight decline, remodeler sentiment remains the standout sector within the housing industry. With current mortgage rates above the median outstanding rate for existing homeowners, the incentive to remodel instead of purchasing a new home persists due to this lock-in effect. The RMI is based on a survey that asks remodelers to rate various aspects of the residential remodeling…

Renovation demand carries residential construction spending

According to recent data released from the U.S. Census Bureau, residential construction spending is up 0.3% from April and increased 1.8% year-over-year. This is largely attributed to an increase in remodeling spending, which rose 0.9% in May and 8.1% year-over-year. Remodeling was the only sector to report a monthly increase, with both new residential construction and multifamily construction reporting a 0.1% dip. “Improvement spending has been on an upward trend since the beginning of 2025, supported in part by the aging housing stock and sustained demand for renovation,” said Catherine Koh, an economist at the National…

Existing home prices outpace new-builds

According to new analysis from the National Association of Home Builders (NAHB), an unusual trend continues to emerge in the housing market: new homes are less expensive than existing ones. While only a small gap, Q1 2026 reported the median price for  a new single-family home was $403,200, compared to an existing home at  $404,600. The relationship switched in the post-pandemic market with slow construction for new-builds and pandemic purchasers holding on to their low mortgage rates. Although, there are extreme regional pricing gaps across the U.S. In the South,…

Such products include lighter, thinner brick, engineered wood or engineered steel products and prefabricated roof or floor trusses. Also, installing an efficient…

NAHB urges Congress to advance housing supply reforms

On May 21, 2026, the National Association of Home Builders (NAHB) Chairman Bill Owens, a home builder and remodeler from Worthington, Ohio, testified before the House Small Business Committee on how small builders can help close the nation’s housing gap. “NAHB estimates the country is facing a structural shortage of about 1.2 million homes,” said Owens. “Small builders are doing all they can to increase housing supply, but they cannot overcome the shortage as long as rising costs and system delays continue to hold back progress.” In his testimony, he…
