For several years, luxury was defined by minimalism, including white interiors, clean lines, open spaces and an intentionally restrained palette. While those elements are not disappearing, homeowners are increasingly looking for something more personal. As 2027 edges closer, builders and designers are seeing a welcome shift in luxury renovation design trends.

In Florida’s luxury homes, natural materials have become the new luxury. One of the strongest visible shifts is toward materials with genuine depth and character. Natural stone, warm woods, textured plaster, limestone, marble and other tactile finishes bring something to a home that manufactured perfection often cannot: individuality. This is something clients have been seeking throughout 2026 and that is not about to change next year.

Design is also evolving away from rigid geometry to softer lines. Arches, radius walls, curved islands, softer transitions and sculptural architectural elements can introduce movement into otherwise contemporary spaces.

In Northeast Florida, the continued trend of merging the indoors and outdoors presents important opportunities in residential design. Florida’s climate gives homeowners the ability to use outdoor spaces during much of the year, so this trend is likely to continue into 2027.
